			<content:encoded><![CDATA[<p>·  The Tax Credit is for home buyers (either spouse if filing jointly) who have NOT owned a principle residence during the three-year period prior to the purchase.  Ownership of vacation property or rental property does not disqualify home buyers from this program.</p>
<p>·  The maximum credit is $8,000 or 10% of the home purchase, whichever is less.</p>
<p>·  The credit is available for homes purchased on or after January 1, 2009 and before December 31, 2009.  </p>
<p>·  To qualify for the full tax credit, married couples' modified adjusted gross income (MAGI) should be under $150,000 and single filers' MAGI should be less than $75,000. Partial tax credits may be available for married couples with MAGI incomes of over $150,000 but under $170,000 and single filers with incomes over $75,000 but under $95,000.  If married couples who qualify for the first-time tax credit file separately, they would both claim 5% of the home purchase or $4,000 each (whichever is less) on their tax returns.</p>
<p>·  Home buyers who qualify for this program, but who do not intend to purchase a home till the end of 2009, may elect to alter their tax withholdings (up to the amount of the of the tax credit) in order to save up money for a down payment.  However, if the purchase of the home does not occur, the taxes must be repaid to the IRS.</p>
<p>·  There is no recapture or repayment clause IF the home is owned for at least 36 months.</p>
<p>·  The effective date of purchase for new construction (even if buyer owns title to the lot) is the date the owner first occupies the house.  So even if construction began in 2008, as long as the home and buyers qualify for the tax credit, they will be eligible if they take possession any time during 2009.   However, new construction bought from the builder is only eligible if the settlement date (closing) takes place between January 1, 2009 and December 31, 2009.</p>
<p>·  The law allows taxpayers to elect to treat qualified 2009 purchases as a 2008 purchase so that they can receive the tax credit on their 2008 tax returns.</p>
<p>·  The full amount of the eligible tax credit is refunded to the buyer, regardless of whether the buyer has paid an equivalent amount in taxes.</p>

			<content:encoded><![CDATA[<p>One of the biggest deal breakers in a real estate transaction is a leaky or wet basement. Potential buyers do not want a home whose basement turns into an indoor swimming pool when it rains or when snow melts in the spring. If a seller is not in a position to negotiate a lower selling price to have the water problem resolved. Then another solution would be to waterproof the basement themselves. Often times a combination of proper gutters and sloping landscape resolves the problem. But if that only decreases the level of the pond then another stage of the process needs to be implemented. First determine if the water is coming from the base of the foundation and/or the floor. If so, then here is a solution that I found to be very effective. <strong>Step 1</strong>: Find a young man with a strong back to operate a jackhammer. <strong>Step 2</strong>: Go to your local rental store and rent an appropriate jackhammer. <strong>Step 3</strong>: Hammer out an 8 to 12 inch wide trough around the inside perimeter of the basement approximately 10 inches deep. <strong>Step 4</strong>: Lay down in the trench a 4 inch slotted drain tile. <strong>Step 5</strong>: Dig a hole in a location as close to a drain pipe as possible for the sump pump crock. <strong>Step 6</strong>: Install the crock deep enough so that the top of the crock is level with the basement floor. <strong>Step 7</strong>: Cover the drain tile with peastone leaving it about 4 inches from the top of the basement floor. <strong>Step 8</strong>: Cover the peastone with thick plastic and about 4 inches of concrete. <strong>Step 9</strong>: Install the sump pump and plumbing into the appropriate drain. <strong>Step 10</strong>: Run a separate electrical outlet with a GFCI receptacle. This process should eliminate a seller's water problem but is not guaranteed. It is suggested that you seek the advice of a professional. </p>

First cut the hole so that it is square. Now measure the width and the height and add 3 inches to each measurement. Cut a piece of drywall(sheetrock) to those extended dimensions. Now on the back side measure 1 1/2 inches from all sides. Make 4 lines and score the drywall(sheetrock) with a sharp utility knife. Gently snap the four outside pieces. Carefully peel the four outside pieces from the face of the drywall(sheetrock). You should now have a patch with built in joint tape. Test fit the patch in the hole and trim if needed. Once the patch is ready to install smear a thin layer of joint compound around the perimeter of the hole. Insert the patch and use a taping knife to squeeze out the excess taping compound. Allow to dry and add thin top coats of drywall topping to blend into the surrounding wall. Finally sand and paint. </p>
